Basement painting in Brighton, CO.
A lot of Brighton-area houses came with an unfinished basement and a plan to finish it later. When the framing and drywall are done, paint is the last trade in. It is also the one you look at every day afterward, so it is worth doing right.

We paint newly finished and older basements around Brighton: a drywall primer and two finish coats on new walls, moisture-checked concrete, and sprayed open ceilings. Angi’s Denver-area figures put interior painting at about $2 to $6 per square foot and a single room at $423 to $1,693. Painting itself needs no City of Brighton permit.
What does new basement drywall need before color goes on?
Primer. Fresh drywall is two different surfaces side by side: paper face and joint compound over the seams and screws. They soak up paint at different rates, so a color coat straight onto bare board dries blotchy, and the taped seams show through as stripes when light hits them from the side. The Drywall Finishing Council describes drywall primer as a product made to even out exactly that suction difference.
The council also publishes recommended levels of paint finish over new drywall. They are a useful way to compare quotes, because “paint the basement” can mean very different amounts of material:
| Level | What goes on | Where it fits |
|---|---|---|
| Level 2 | One topcoat, no separate primer | Recommended where economy is the main concern; may not look uniform |
| Level 3 | Two topcoats | Textured surfaces over primed board, not under critical lighting |
| Level 4 | Drywall primer plus one topcoat | Smooth or lightly textured walls without strong side lighting |
| Level 5 | Drywall primer plus two topcoats | Critical lighting, glossier paints, and the most uniform finish |
Our basement standard is primer plus two finish coats on walls, the Level 5 paint system. Basements have more side lighting than people expect: a window well throwing light down a long wall, recessed cans close to the wall, a TV wall in a dark room. Those are exactly the conditions where a thin system shows every seam. Ceilings usually get primer and one flat coat unless you want more.
Which sheens work best in a basement?
- Ceilings: flat, to hide the joints and the shadows from can lights.
- Main walls: satin or eggshell. Satin copes better with below-grade damp and wipes clean in a playroom or home gym; eggshell shows a little less of the wall under side light.
- Bathroom and laundry: satin, in a paint rated for humid rooms.
- Trim and doors: semi-gloss or satin enamel, which stands up to vacuums, laundry baskets and dogs.
Our interior painting page has more on sheen and texture matching if the basement ties into the rest of the house.
Can you paint concrete basement walls?
Often, but only after a moisture check. Concrete foundation walls can carry moisture from the soil outside, and paint that traps it will blister and peel, usually along the bottom of the wall. Before we coat bare concrete we tape a sheet of plastic to the wall, leave it at least a day and look for darkening or droplets underneath. That is the plastic-sheet method described in ASTM D4263, a standard practice for indicating moisture in concrete. It does not measure how much water is there, but it tells us whether paint is a reasonable idea.
- Dry wall, clean surface: scrub off dust and any white, powdery efflorescence, then a masonry primer and a finish suited to concrete.
- Moisture under the plastic: paint is not the fix. Grading, gutters, downspouts or a foundation contractor come first, and we will tell you so.
- Floors: painted concrete floors wear quickly where people walk. We will talk through whether a floor coating makes sense or whether it belongs on a separate quote.
Can the open ceiling be sprayed a dark color?
Yes, and it is a popular choice in basement rec rooms and home gyms where the budget does not stretch to a drywall ceiling. Joists, subfloor, ductwork and pipes are sprayed one color, usually black or a charcoal gray, so the clutter overhead disappears. It is all spray work, so the room is masked and covered completely first. We mask the furnace, water heater, electrical panel, equipment labels and any radon pipe labels, and we do not coat flues or anything the manufacturer says to leave bare. Exposed-ceiling spraying is priced by area on the estimate.
Should you test for radon before the walls are closed in?
It is a good idea. The EPA calls radon the number one cause of lung cancer among non-smokers and recommends fixing a home at 4 pCi/L or higher. A basement finish is the easiest time to deal with it, before drywall covers the slab edges and the mitigation pipe has to be boxed in later. Paint does not seal out radon, whatever a can claims. If a mitigation system goes in, we paint around the pipe and leave its labels and gauge readable.
Do you need a permit to paint or finish a basement in Brighton?
Painting, no. The City of Brighton’s permit FAQ lists interior painting, decorating, flooring and cabinet work among the jobs that generally do not need a permit. Finishing the basement itself is different: framing rooms, adding a bathroom or altering wiring falls under the renovation, electrical and plumbing work the city says does need one, and its codes page lists basement plan review at 12 business days. For your specific scope, the city’s permit technicians are at 303-655-2017.
In practice we fit in after the drywall finisher and before flooring and trim are final, or after trim if you would rather we paint it in place. If a final inspection is still open, tell us, and we will schedule around your contractor so nothing gets painted that an inspector needs to see.
When is the best time to paint a basement?
Any time, which is the point. Basements are interior work, so plains wind, hail and frost do not matter, and our winter calendar has the most open dates. Two things do matter:
- Dry, warm air. Fresh joint compound has to be fully dry before primer goes on. In winter the furnace helps; in a humid late summer a dehumidifier may need to run for a few days first.
- Fresh air while we work. Basements have small windows. We use low-odor paint, run fans to the egress windows and keep the rest of the house closed off.
How much does it cost to paint a basement around Brighton?
Basements are priced like any interior, with a few extras for new drywall and open ceilings. These are Angi’s published Denver-area figures, the closest current data set to Brighton:
| Item | Published range | Average |
|---|---|---|
| Interior painting, per square foot | $2 to $6 | – |
| Interior painting project | $927 to $2,943 | $1,891 |
| Painting one room | $423 to $1,693 | $1,164 |
| 12 x 12 ft room | $360 to $790 | – |
What pushes a basement toward the top of those ranges: bare new drywall that needs a full prime coat, a sprayed open ceiling, lots of doors and trim, dark colors that need extra coats, and a stair wall that needs a plank to reach. What keeps it down: one or two wall colors, white ceilings, and painting before flooring goes in so less needs covering. Basement painting questions
Do I need to prime new drywall in my basement?
Yes. New drywall has two surfaces, paper and joint compound, that absorb paint differently. Without a drywall primer, the color coat dries blotchy and taped seams show through, especially under can lights or window-well light. The Drywall Finishing Council’s highest recommended paint level is primer plus two finish coats, and that is our standard on basement walls.
How much does it cost to paint a finished basement?
Angi’s Denver-area data puts interior painting at about $2 to $6 per square foot, with a typical room at $423 to $1,693 and a 12 by 12 room at $360 to $790. A new basement with bare drywall, several rooms, lots of doors or a sprayed open ceiling lands higher. We give a written, itemized estimate for free.
Can I paint my concrete basement walls?
Usually, if the wall is dry. We tape plastic sheeting to the concrete for at least a day, the ASTM D4263 plastic-sheet method, and look for moisture underneath. A dry, clean wall can take masonry primer and paint. If moisture shows up, paint will blister, and the water source needs fixing first: grading, gutters, downspouts or foundation work.
Do I need a permit to paint my basement in Brighton?
No. The City of Brighton’s permit FAQ lists interior painting among the jobs that generally do not need a permit. Finishing the basement, with framing, plumbing or electrical work, generally does, and the city lists basement plan review at 12 business days. Check with the City of Brighton permit technicians to confirm your scope.
What color should I paint an open basement ceiling?
Black and charcoal gray are the most common, because dark colors hide ducts, pipes and wiring and make the ceiling recede. White and light gray brighten a low room but show every pipe. Whatever color you choose, the space gets masked completely, mechanical equipment and labels are covered, and flues are left uncoated.
Can you paint a basement in winter?
Yes, and winter is a good time to book it. Basement painting is not affected by wind, hail or frost, and our winter schedule has the most openings. The furnace keeps the air warm and dry, which helps primer and paint cure. We ventilate through the egress windows and use low-odor products while we work.
