Ten seconds and a cup of water
Pour it on the boards. Beading means the seal is holding. Soaking in and darkening the wood means the deck is absorbing every storm and snowmelt that lands on it, and the clock has started.
Out here that arrives sooner than people expect, because there is nothing shading anything. A deck with open exposure on the plains can need attention in two years where a shaded metro one goes four or five.
What happens before any stain
Taking the gray off. The silver surface is ultraviolet-destroyed wood fiber, loosely attached to the sound wood underneath. Stain over it bonds to a layer already leaving.
Rebalancing the wood. Deck cleaners are strongly alkaline and leave timber chemically off-balance, which makes stain absorb unevenly with no visible pattern. A brightener restores pH. Most blotchy deck jobs trace back to this step being skipped.
Knocking the grain down. Washing stands fibers up; sanding lays them flat so the surface is smooth underfoot and takes stain evenly.
Stain on anything horizontal
Paint forms a film on top. A deck takes snow load, standing water and foot traffic, and that film eventually lets go. Once it does, the next person strips the whole thing before starting. Stain penetrates instead and thins as it wears, so the next cycle is a clean and a recoat.
Fences are a volume problem
This is where Brighton differs from the metro. Lots out here are larger, properties on acreage have perimeter runs, and the linear footage adds up fast.
Three decisions worth making before you get quotes:
- One side or both. Doubles the number, and on a shared line it is worth a conversation with the neighbor.
- Solid or semi-transparent. On fencing we will usually push toward solid: longer cycle, hides the variation between replaced and original boards, and nobody inspects fence grain.
- Repair scope. On a long run there will be failed pickets and leaning posts. Decide whether those are in or out before pricing, because it changes the number substantially.
Wind and spray
Staining a long fence is usually a spray job, and spraying on open ground in sustained wind puts material on everything downwind. We watch the forecast on fence work more carefully than on almost anything else.

How often should a deck be stained in Brighton?
