HOA painting with the paperwork done.

Much of Brighton was built after 2000 in planned communities with color rules. Approval, not painting, is usually what holds up a repaint.

Painter Hotline paints homes inside Brighton-area homeowners associations and works directly for HOA boards. For a homeowner, we pull your community's approved color list, paint samples, and put together the request your architectural committee needs before work is scheduled. For a board, we write a scope that lists every building, surface, product and color, a phase plan, and resident notices. Both get our written 5-year workmanship warranty. Call 720-208-5645.

For homeowners: get approval before you book

Most covenant communities around Brighton require architectural approval for exterior color changes, and some require it even to repaint the same color. Painting without approval can mean a violation letter and a repaint at your own expense. Here is how we keep that from happening:

  1. Read the rules. Send us your HOA's design guidelines, or the name of the community and management company, and we will find the approved palette or color schemes.
  2. Sample on the house. Small swatches look different on a west wall at 4 p.m. than on a paint chip. We put the shortlisted colors on your siding and trim.
  3. Build the request. Most committees want the manufacturer, color names and numbers for body, trim and accent, a photo of the house, and sometimes a photo of the neighbors' houses. We assemble it for you to sign and submit.
  4. Schedule after approval. We hold a tentative date and confirm it once the letter arrives.

For boards: a scope you can put to a vote

A board comparing bids for a community repaint needs the bids to describe the same job. Ours lists:

  • Every building, fence run, mailbox kiosk or amenity structure, surface by surface.
  • The prep each surface gets, including how failed caulk, rotted trim and hail damage will be handled and priced.
  • Product line, sheen and color for each element, tied to the approved scheme.
  • A phase plan by building or street, with how residents are notified and what they need to do: move cars, turn off sprinklers, secure pets.
  • Insurance certificates naming the association and management company as required.

Timing matters more than price

Architectural committees meet on a schedule, often monthly. A homeowner who submits in late April for a June repaint is often waiting while the season slips by. For boards, the planning, bidding and approval cycle for a community repaint can take months. Start over the winter and you can paint as soon as nights stay above freezing in May.

Why so many Brighton homes are in HOAs

Census estimates show 47.8% of Brighton's homes were built in 2000 or later, and in ZIP 80602 the figure is 85.6%. Most of that construction went into planned subdivisions with covenants. Those homes are now reaching their first or second exterior repaint at the same time, which is why committee calendars fill up in spring.

Questions

HOA painting questions

Do I need HOA approval to repaint the same color?

Sometimes. Some Brighton-area communities only require approval for a change, others require it for any exterior repaint. Check your design guidelines or ask your management company before scheduling.

Will you fill out the HOA application?

We prepare everything that goes with it: color names and numbers, samples and photos. You sign and submit it as the owner, since the request has to come from you.

How long does approval take?

It depends on how often the committee meets, commonly a few weeks. Submitting in winter for a spring or summer job avoids losing part of the season.

Do you bid community-wide repaints for boards?

Yes. We provide a building-by-building scope, phase plan, resident notice plan and insurance certificates naming the association.

What if my HOA's approved colors are discontinued?

We can match a discontinued color with current paint and give the committee the new formula and number, so the next owner can find it.

How would you like your free estimate?

Both are free and the choice is yours. Older homes, rot and color matching often go better in person; straightforward rooms are usually quicker from photos.
