Hiring a painter

Who are the best painters in Brighton, CO?

Judge the paperwork rather than the adjectives. A certificate of insurance handed over without being chased, a scope naming what happens to each surface, the specific product and sheen per element, the coat count, and readable warranty language. Does Colorado license painting contractors?

No statewide painting license exists. Some municipalities have their own requirements. Insurance, a detailed written scope and a warranty you can read are what protect you.

How many bids should I get?

Two or three, asking each the same written questions. Beyond that you are collecting numbers for jobs that are not the same job.

Does it matter that most companies are based in the metro?

It matters for local knowledge rather than honesty. Several companies ranking for this area dispatch from Westminster, Thornton or Boulder, and may not know what the last storm did to this side of the county.

What should make me wary?

Vague preparation language, unnamed products, a verbal warranty, pressure to sign the same day, and anyone offering to handle your insurance claim for you.

Hail and storm damage

Should I repaint before or after a hail claim?

Document before you paint. A fresh coating leaves an adjuster with no record of what was underneath, which is a weak position. We photograph and write up damage by elevation before any work starts.

Where do I look for hail damage?

All four elevations, starting with soft materials: window screens, fascia, trim, gutters, vents and air conditioner fins show damage before the siding field does. Hail arrives at an angle, so north and west usually take the worst.

Can you just paint over hail pitting?

You can, and it buys about two years. Pitting holds water and cracked boards are a direct path into the substrate. Repair first, prime the bare areas, then coat.

Do you handle insurance claims?

We document and provide a written scope separating repair from repaint. We are painters rather than public adjusters, so we do not negotiate with insurers or interpret policies.

New construction

Why is my new house already fading?

Production builders apply a single thin coat of low-cost paint. Less binder means ultraviolet breaks it down faster and thin film weathers through sooner. Fading at three to five years is normal performance for that product.

Is builder paint failure a warranty claim?

Usually not. Builder warranties generally treat exterior fade as ordinary wear. Peeling within the first couple of years is a different conversation and worth raising with them.

When should I repaint a new build?

Rub a sun-facing wall. Light dust means plan it; obvious chalky powder means do it now; powder plus flaking means scraping is now part of the job and the cost has gone up.

Do I need HOA approval to repaint?

In many Brighton Crossing, Prairie Center and Todd Creek communities, yes, sometimes even for a similar shade. Check the covenants before choosing colors and we will prepare the submission.

Rural property and outbuildings

Do you paint barns and metal buildings?

Yes, across the whole corridor. Metal needs rust removed mechanically back to sound metal and a primer formulated for metal, plus attention to every fastener and seam.

Should an old wood barn be painted or stained?

Usually stained. Film coatings on severely weathered barn wood bond to surface fibers that are already loose, so they peel. Penetrating stain soaks in and renews with a clean and recoat.

Can you do the house and the outbuildings together?

Frequently, and it is the efficient way. One mobilization rather than two, with each structure scoped on its own substrate.

Is there a travel charge for Hudson, Keenesburg or Platteville?

No premium. We group corridor projects into trips, which means booking a little further ahead rather than paying for the drive.

The work and the season

When can you paint my exterior?

Mid-May through early October. Denver-area records place the average last spring freeze near May 5 and the first fall freeze near October 7. Out on open ground, wind often decides a given afternoon more than temperature.

Does wind really stop the work?

It changes it. Sustained open-plains wind drives agricultural dust into a wet film and makes spraying impractical, so we move to a sheltered elevation, switch to brush and roller, or stop for the day.

What preparation is included?

Protection, washing, mildew treatment where needed, hail assessment, scraping to a sound edge, substrate repair, sanding transitions, filling, caulking every joint, and priming all bare or repaired areas. Itemized by surface in your estimate.

Which products do you use?

Sherwin-Williams and PPG, with the exact line and sheen named per surface so you can check the manufacturer's data sheet.

Can you paint inside during winter?

Yes, and it is the better use of the calendar. Interior work happens inside a heated house and November through March has far more availability.

Money and guarantees

How much will my project cost?

Published 2026 Front Range data puts exteriors at roughly $1.55 to $4.10 per square foot and interiors at about $1.50 to $3.50. Out here, hail repair and the condition of chalked builder paint move it most.

When do I pay?

A deposit holds your place on the schedule; the balance follows the walkthrough once you have looked at everything and signed off. Both figures are on the estimate.

What does the 5-year warranty cover?

Our workmanship: the preparation and the application. If our work fails within five years we return and correct it. New hail damage is an insurance matter rather than a warranty one.
