Brighton has thousands of houses built in the last fifteen years, and a lot of them are hitting the age where the original coating stops performing.

It is not a defect, it is a budget
When a production builder puts up four hundred houses, paint is a line item measured in dollars per house. The rational choice for them is the cheapest coating that passes walkthrough, applied in as few passes as possible.
That is not fraud and it is usually not a warranty claim. It is a product that was specified to look good on closing day rather than in year five, and homeowners are routinely surprised by it because nobody explains the trade-off at the sales office.
What shows up outside
- Fading on the south and west first, often noticeable at three to four years. Cheaper coatings use less durable pigment and less binder.
- Chalking. Rub the sunny wall. If powder comes off on your hand, the binder has broken down and anything coated over it will fail.
- Thin coverage at edges and corners, where a single spray pass does not build film thickness.
- Caulk failure. Production caulking is fast rather than thorough, and gaps open at trim joints within a few years.
- Bare or barely-coated cut ends on hardboard and fiber cement, which is where water gets in.
What shows up inside
- Burnishing. Wipe a mark on builder flat and you get a permanent shiny patch.
- Touch-up never matching, even with the builder's own leftover can.
- Porosity. A new color soaks in unevenly and may need an extra coat.
- One color everywhere, usually a flat off-white, because that is what moves fastest through a production schedule.

Timing it right
The useful window is when chalking starts but before the coating has failed. At that point you wash, prime where needed and coat, and the job is straightforward.
Leave it another three years and you are scraping failed film, which costs more and takes longer. The water test is simpler than the calendar: rub the sunny wall and look at your hand.
A note on HOA palettes
Many Brighton and Todd Creek subdivisions have covenant color palettes, and some require approval even for repainting in a similar shade. Check before you choose, not after. Why is my five-year-old house already fading?
Production builders specify the cheapest coating that passes walkthrough, applied in a single thin pass. Less durable pigment and less binder means visible fading on south and west elevations at three to four years. It is a budget decision rather than a defect.
Is builder paint a warranty claim?
Usually not. The coating performed as specified; it was simply specified cheaply. Check your builder warranty documents, but expect fading and chalking to be treated as normal wear.
What is burnishing?
When you wipe a mark off builder-grade flat paint and get a permanent shiny patch instead. Low-grade flat has little binder holding the surface together, so rubbing polishes it.
When should I repaint a new build?
When chalking starts and before the coating fails. Rub the sunny wall; if powder comes off, it is time. Waiting another few years means scraping failed film instead of just washing and coating.
Do I need HOA approval to repaint the same color?

Will two coats really make a difference?
