Four very different clients
Commercial work along this corridor is unusually varied, and each type needs a different plan.
- Main Street Brighton. Older masonry storefronts, pedestrian frontage, owner-operated businesses that cannot lose a Saturday. Evening and overnight interiors; contained, phased exteriors.
- Warehouse and distribution. The corridor has substantial industrial space. Large square footage, high ceilings, and coatings often specified for traffic, washdown or light reflectance rather than appearance.
- Agricultural facilities. Processing buildings, equipment shops and storage structures. Different substrates, different access, and operations that run on their own schedule rather than ours.
- HOA and multi-family. The newer subdivisions have community buildings, perimeter fencing and phased exterior programs with boards, submissions and resident notification.
How a commercial estimate is built
The walkthrough is mostly questions. When are you quietest? Which doors do deliveries use? Does your lease restrict contractor hours? Is there a wall shared with the unit next door? None of that is on a drawing and all of it decides the plan.
What comes back is a document you can hand to a landlord or a board: surfaces listed individually, the preparation each gets, product and sheen by substrate, coat counts, the phases and which nights we are on site. The certificate of insurance arrives before anyone turns up, matched to whatever your lease actually requires.

HOA color programs
For the subdivisions, the thing that delays community repaints is almost never painting. It is approval. Boards meet on a schedule, submissions need samples and documentation, and a community that starts its paperwork in April is already behind for that season.

Older masonry downtown
