Exterior, without the whole house

Trim, fascia and garage door painting in Brighton, CO.

The siding on a lot of Brighton homes still looks fine. The trim, fascia, front door and garage door are what look tired, and they are where water gets in. Painting just those is a smaller job that does most of the work.

If your siding is sound, you can paint just the trim, fascia, soffits, doors and garage door. It refreshes the house and reseals the edges where water gets in, for far less than a full repaint. Angi’s Denver-area figures put trim at about $2 per linear foot, soffit and fascia at $2.55 to $6.10 per linear foot and exterior doors at $150 to $500 each.

Why trim first

Why does trim wear out before siding?

Trim takes the worst of everything. Fascia boards sit right under the roof edge, where overflowing gutters and melting snow soak them. Window sills and the tops of casings are flat, so water sits on them. Corner boards and door casings have cut ends, and end grain drinks water. The USDA Forest Products Laboratory’s Wood Handbook singles out edges as vulnerable to water absorption and says they need to be sealed.

Once the paint on those edges opens up, water gets behind it and the paint lifts, usually years before the siding beside it needs anything. That is why a trim-only repaint every few years, between full repaints, is often the cheapest way to keep a house sealed.

Is your house a good candidate?

A lot of Brighton is new enough for this to be the right first step. In the Census Bureau’s American Community Survey for 2020–2024, 49.0% of Brighton’s roughly 14,116 homes were built in 2000 or later, and 23.7% in 2010 or later. Many of those homes have fiber-cement or factory-primed siding that is holding up while the builder’s trim paint is not. You are a good candidate if:

  • The siding color is still even, with no widespread chalking or peeling.
  • Peeling and cracking are concentrated on fascia, sills, door casings and the garage door.
  • You like the color scheme, or your HOA has approved a trim color change on its own.

If the siding is chalky, faded or peeling too, a full repaint costs less per square foot than doing it in pieces. Our exterior painting page covers that, and our guide to why builder-grade paint fails explains the timing on newer homes.

What will a trim-only repaint cost?

Rough numbers are fine. Most average-sized homes have 100 to 200 linear feet of roof edge, according to Angi’s fascia guide. Prices are Angi’s Denver-area figures.

Painting range

Garage doors, shutters and railings are priced on the estimate. Angi: trim about $2/LF, soffit and fascia $2.55–$6.10/LF, doors $150–$500 each; fascia replacement $7–$22/LF.

How does a trim repaint run?

  1. Walk and probe. We press on fascia, sills and the bottoms of door casings. Soft wood gets flagged and priced separately.
  2. Repair. Rotten sections are cut out and replaced with matching profiles. New wood is primed on all sides where it can be.
  3. Wash and scrape. Loose paint comes off to a sound edge, then edges are sanded so they do not show through.
  4. Caulk and prime. Failed joints are cut out and resealed; bare wood and metal are primed.
  5. Two finish coats. On everything listed in the estimate, with doors and the garage door done in the sheen you choose.
  6. Walkthrough. We check every side with you before we leave. The work carries our 5-year workmanship warranty.

Homes in an HOA usually need trim and door colors approved; our HOA painting page explains how we handle that. If hail is what damaged the trim, read hail damage and your paint before anything gets painted.

Questions

Trim painting questions

Can I paint just the trim and not the whole house?

Yes, if the siding is sound and its color still looks right. Trim, fascia and doors usually wear out well before siding because they catch more water and sun. Painting them on their own costs a fraction of a full repaint and seals the places water gets in.

How much does it cost to paint exterior trim in the Brighton area?

Angi’s Denver-area exterior painting guide lists trim at about $2 per linear foot, soffit and fascia at $2.55 to $6.10 per linear foot, and exterior doors at $150 to $500 each. Rot repair, height and access move the number, and the written estimate itemizes each part.

What if the fascia is rotten?

Soft or crumbling boards get replaced before painting; paint does not fix rot. Angi puts fascia board replacement at $7 to $22 per linear foot nationally, about $14.60 on average. We show you the soft spots and price the repair separately so you can decide.

Will new trim paint match my siding?

We match to your existing colors or to your HOA’s approved scheme. If the siding has faded, freshly painted trim beside it can make the difference more noticeable, and we will tell you before you commit.

Can garage doors be painted?

Most steel and wood garage doors can. Steel needs cleaning and the right primer where it is bare or rusted; wood doors need the same care as any exterior wood. Factory-finished doors should be checked against the maker’s guidance first.
